Hyphae completed the Master planning and Entitlement phases for the conversion of a San Bernardino Army Base into a 400 unit LEED Platinum affordable housing development. Proposed by the Housing Authority, this project was successfully approved by City Council, and can serve as a great model for Green Infrastructure. Hyphae served as the Design Engineer and sustainability consultant, working closely with the city, county, and project team to develop an extremely progressive water management plan. Reducing the estimated on-site potable water use by 40%, our water management plan met and doubled the state requirements, via over 30 million gallons of stormwater and greywater reuse. This stormwater is now used for all landscape irrigation and interior toilet flushing. Hyphae served as the link between the civil engineer and all the architectural work, providing integrated solutions for water and energy use. Hyphae was responsible for developing all flow calculations, system designs, and sewer reports, while also coordinating the city permitting, negotiations, and approvals. In addition, Hyphae worked with various agencies to develop multiple runoff models in an effort to convince the city that our design could safely manage 3 consecutive, on-site “100-year event” floods. This dramatically reduced the cost of new storm sewer infrastructure. Most importantly, Hyphae worked with the County of San Bernardino to understand ROI on the water reuse system, developing a long term management plan. Today these on-site green infrastructure strategies reduce site water infrastructure costs by nearly 30%, not including the $250,000 yearly sewer fee savings.
