Hyphae Design Lab is the lead architect and landscape architect in designing a site plan for OMSS. Under the approved Master Plan for redevelopment of the former Oakland Army Base and terms of a Lease Disposition and Development Agreement and proposed 55-year Ground Lease, Oakland Maritime Support Services, Inc. (OMSS) is the designated developer/operator for the City owned 15-acre Ancillary Maritime Services AMS Site at the former Oakland Army Base. As operator under the proposed ground lease, OMSS will provide necessary truck parking and services on the 15-acre AMS site which will enable the City to comply with a BCDC mandate under the San Francisco Bay Area Sea Port Plan and contribute significantly towards long term efforts to help to keep truck out of the neighboring West Oakland community.
Hyphae will be designing/incorporating the following structures and services into the new OMSS:
• Truck cab storage
• Fueling Stations w/ Canopies
• Container storage
• Truck scales
• Transload services
• Food-service building
• Mini-mart
• Exterior Lighting
• Perimeter Fencing
• Office building (with Insurance services, DMV services, Physical exams, Drug testing)
• Truck maintenance and repair (Mechanic’s Shed)
• Truck Scales
• Truck Wash and Detailing
• Above and/or below ground gas tanks
